A guaranteed price for your existing Home


Valuation

Thames Vale will instruct three reputable local agents to carry out a valuation on the basis of completion of a sale within 2 months. Once received, we will be in a position to consider their report and make you an offer. This is 95% of the average of the agents three prices and will be the guaranteed price at which we will purchase your existing home should you not sell prior to completion of your Thames Vale Home.

The average of the agents valuations can not exceed 80% of the value of the Thames Vale home you want to purchase.

Acceptance

Once you have accepted our offer you will be asked for £800 to cover the cost of a structural survey, legal investigation and HIPS. Our offer is based on satisfactory survey and clear legal title. We aim to exchange contracts with you within 28 days of acceptance.

Marketing

Once you have accepted our offer we will instruct an agent to market your property for the average price obtained from the valuation process. Should the property be sold in this period then you would exchange contracts with the purchaser in the normal way and you would keep the full sale proceeds of your home less the cost of sale.

Should you not achieve a sale prior to your Thames Vale Home being completed then we would purchase your current home for the price at which we made our offer under the valuation procedure. You are not involved in any further legal or agent costs.
